Most roof calls we get are not really roof calls. They start as a brown ring on a ceiling, a smell in a closet, or a tenant sending a photo after a storm. By the time anyone is sure it is the roof, there is usually damage inside to put right as well.

Why a general contractor, and not a roofer

Worth being straight about, because it is the first thing a careful person asks. We are not a roofing company. We hold a Class B General Building license, CSLB #1050108. Roofing in California is a C-39 specialty, and ours is done by Ineguez Roofing Inc, CSLB #1073395, a licensed and bonded C-39 roofer we have subcontracted on job after job for years.

What that buys you is a single point of responsibility. We pull the permit, schedule the roofer, handle the interior repair with our own crew, and close the permit out with the inspection. You are not the one standing between a roofer and a drywall contractor while each explains that the other one caused it.

Both licenses are public. Look them up at cslb.ca.gov before you hire anybody, including us.

The wood shake came off, the roof was sheathed in new plywood, and it was finished in composition. We were the general contractor and pulled the permit. The roofing was done by Ineguez Roofing Inc, our C-39 subcontractor. Both photographs are the same house from the same spot in the driveway.

Roof leaks: common questions
Are you a roofing contractor?
No, and you should know the difference. We hold a Class B General Building license, CSLB #1050108. Roofing is a C-39 specialty, and ours is done by Ineguez Roofing Inc, CSLB #1073395, a licensed C-39 roofer we have subcontracted for years. We act as the general contractor: we pull the permit, run the schedule, and carry the job. You can verify both licenses on the CSLB site in about a minute, and we would rather you did.
My ceiling is stained. Is that the roof?
Not always, and guessing is expensive. A stain below a bathroom is usually plumbing. A stain along an exterior wall, near a chimney, a skylight, or a roof-to-wall junction is usually flashing. A stain in the middle of a room after heavy rain is usually the roof itself. We find the source before anyone buys materials, because replacing a roof that was not leaking is a costly way to learn.
Do you repair the damage inside as well?
That is the main reason to call us. A roofer stops the water and leaves, and you still have soaked insulation, stained drywall, ruined texture and paint, and sometimes a floor. We handle the roof through our roofing subcontractor and the interior ourselves, on one contract, with one person answering for both halves.
Do you do full reroofs, not just leaks?
Yes, as the general contractor. That includes wood shake conversions, which means stripping the shake, sheathing the roof in solid plywood, and finishing in composition or tile. It is the job that changes a house the most and the one where the sheathing under the old shake decides the real cost.
Does a reroof need a permit?
In San Jose, yes. A reroof is permitted work, and on a shake conversion the new plywood deck has to be inspected before anything covers it. We pull the permit and close it out with the inspection. If a roofer offers to skip that, understand what you are being offered.
Is a roof leak covered by insurance?
Generally yes when it is sudden and accidental, such as storm damage, and generally no when it is a roof that wore out slowly or was not maintained. That distinction is where most roof claims are won or lost. Read your own policy or ask your agent.
