ADU and home addition project in San Jose

San Jose lots hold more than most people think. A detached ADU in the backyard can carry rental income or keep family close. A garage conversion turns dead storage into a real living unit. A room addition gives you the space you've outgrown without leaving the neighborhood you love. We design and build all of it across San Jose and the South Bay, and we carry the whole project from first sketch to final inspection.

An ADU or addition isn't redecorating. You're adding square footage, structure, and systems to your property, so the team you choose really matters. We're a family-owned contractor that has built in the South Bay since 2012, and we treat every project like it's our own home. You work directly with the owners and one experienced crew, which means clearer answers, fewer hand-offs, and fewer of the surprises that derail bigger builds.

Because design, permitting, and every trade stay in-house, the whole project runs on one schedule. Foundation, framing, plumbing, electrical, and finishes are sequenced by the same people who planned them, and we handle the City of San Jose permitting and inspections ourselves, so everything is done by the book.

San Jose has some of the most ADU-friendly rules in the state, but the fine print decides your budget and timeline: impact fees, size thresholds, setbacks, and utility connections. We know where the lines are. Sometimes the smart move is keeping a unit under the size limit that avoids impact fees. Sometimes it's a garage conversion or a JADU instead of a detached build. We'll lay out the options and plan a layout that lives well for renters or for family.

The full range is on the table: detached backyard ADUs, garage and basement conversions, junior ADUs (JADUs), and room and second-story additions that grow the house you already have. Whatever the scope, it's the same family, the same accountable crew, and a finished space that looks like it was always part of the property.

ADUs and additions: common questions
How big can my ADU be?
California caps a detached ADU at 1,200 square feet, and in San Jose keeping it under 750 square feet waives impact fees, which is why so many land just under that line. What actually fits also depends on your lot, setbacks, and existing structures, which is what a feasibility walk sorts out.
How long does an ADU take start to finish?
Design and permitting first, then construction. State law puts a 60-day clock on ADU permit decisions, which helps, but the full arc from first sketch to final inspection is normally the better part of a year. Our ADU cost guide and feasibility guide cover the details.
Is a garage conversion cheaper than a detached ADU?
Usually yes, because the slab, walls, and roof already exist. The trade-offs are ceiling height, insulation, drainage, and losing the garage. We compare the two directly in ADU vs garage conversion.
Can I rent it out?
That is why most owners build one. What it earns depends on size, finish, and neighborhood; we walk through realistic San Jose numbers in ADU rental income. If you own rental property already, an ADU adds a door on land you have.
What about an unpermitted unit I already have?
Often it can be legalized as a permitted ADU rather than demolished, which turns a liability into an asset. It depends on what was built and how. See legalizing an unpermitted unit.
Addition or ADU, which one do I want?
An addition grows the house you live in; an ADU creates a separate unit with its own entrance, kitchen, and bath, and its own rental potential. They are permitted differently and priced differently. We lay it out in room addition vs ADU.
