The standard terms that accompany our home-improvement and commercial contracts, including the California statutory notices. Job-specific details (price, scope, dates, draw schedule) are filled in on your estimate and contract.

Insurance
We carry commercial general liability insurance (Associated Industries Insurance Company) and workers' compensation insurance for all employees (State Compensation Insurance Fund). You may verify coverage by calling our broker, Construction Specialties Insurance Services, at 888-874-3800. Certificates are informational; the applicable policy terms, exclusions, endorsements, and limits control.
Your copy & electronic signatures
You are entitled to a completely filled-in copy of the agreement, signed by both you and the contractor, before any work begins. Electronic signatures, emailed approvals, and digital acceptance are binding for purposes of the contract.
Scope of work & exclusions
The contract includes only the labor, materials, and work described in the approved estimate, line items, written scope, drawings, specifications, and approved selections. Anything not specifically included is excluded unless added by written change order. Unless stated in writing, the contract does not include building permits, planning fees, engineering, architectural drawings, design services, permit expediting, utility company fees, hazardous-material or mold testing/abatement, repairs to concealed or pre-existing defective conditions, or code upgrades not specifically listed.
Permits, planning & inspections
Unless included as a line item, permits, planning fees, engineering, architectural services, and inspection coordination are not included. The contract or change order will identify whether the contractor or the customer obtains required permits. If you ask us to obtain permits, coordinate with the building department, or attend inspections, that work is billed at our standard general-contracting rates.
Payments
- Down payment — due at signing; for California home-improvement contracts it may not exceed $1,000 or 10% of the contract price, whichever is less.
- Progress payments — made per the approved draw schedule, due only for work performed or materials delivered, each described in dollars and cents.
- Final payment — due upon substantial completion or final walkthrough. Minor punch-list items or backordered materials do not waive your obligation to pay for completed work.
- Late payments — a $250 late charge may apply after five calendar days from written notice of nonpayment, plus lawful interest and collection costs.
- Card processing — credit-card payments are subject to a 5% processing fee, which you can avoid with check, cashier's check, or ACH.
Change orders
Any work outside the approved scope must be approved by written change order before the work is performed. Change orders may carry a $200 fee per change plus the related labor, materials, and costs, and may affect the price and completion date. Change orders are separate from the original contract amount.
Materials, fuel & travel
Materials and project items we purchase, coordinate, or supply are subject to a 40% markup covering overhead, procurement, handling, and warranty coordination. If listed separately, a fuel, vehicle, and travel charge of 5% of the contract total may be added.
Concealed conditions & customer-supplied materials
Our price is based on visible, reasonably accessible conditions at the time of estimate. Concealed or unknown conditions (rot, termite or water damage, defective wiring or plumbing, code violations, hidden obstructions) are not included unless stated, and may be addressed by written change order. If you supply your own materials, you're responsible for their fit, completeness, and timely availability; delays or defects caused by customer-supplied materials may be billed by change order.
Scheduling
Schedules are estimates and may be affected by weather, material availability, customer or permit delays, concealed conditions, and subcontractor or utility scheduling. We make reasonable efforts to complete work in a timely manner; delays outside our control do not constitute breach of contract.
Warranty
We warrant that labor is performed in a workmanlike manner; manufacturer warranties apply to products supplied by their makers. See our warranty page for what is and isn't covered.
Three-day right to cancel
Mechanics lien warning
Anyone who helps improve your property but who is not paid may record a mechanics lien — a claim against your property recorded with the county recorder. Even if you pay your contractor in full, unpaid subcontractors or suppliers may record liens. To preserve their rights, subcontractors and suppliers must serve a 20-Day Preliminary Notice. You can protect yourself by getting a list of subcontractors and suppliers from the contractor, paying attention to Preliminary Notices, and asking for lien releases before making progress payments.
