Plumbing, tile, electrical and ventilation share a small space and need a coordinated plan. Our family team coordinates the layout, permits and trade work, from assessing the existing bathroom to installing the finishes.

  • Plumbing, wiring, ventilation or subfloor repairs found once the walls are open. We explain the cost and wait for your written approval.

Our own pricing, September 2026: a straightforward refresh of a hall bath starts in the low five figures. A mid-range remodel with new tile, a walk-in shower, a new vanity, and updated plumbing typically runs in the $20Ks to $30Ks. A full primary-suite gut can reach the $40Ks to $60Ks depending on size and finishes.

What to ask when you compare bathroom bids

Look beyond the tile and fixtures when comparing bathroom scopes. The shower base, waterproofing, ventilation and condition of the floor underneath are part of the work too. We assess what is visible before pricing and explain any concealed conditions discovered once the room is opened.

Tile and grout are not the waterproofing. Ask to see the plan for what goes under them.

How long does a bathroom remodel take?
A guest bath is usually two to four weeks on site. A primary suite takes longer, mostly because of tile work and fixture lead times. Older San Jose homes can add time if plumbing, wiring, ventilation, or subfloor repairs turn up once the walls are open, which is why we look before we price.
What is the one thing people get wrong in a bathroom?
Focusing on finishes without checking what the scope includes underneath. Tile and grout are not the waterproofing system. Ask how the shower base, waterproofing, seams, corners and niches will be handled before comparing tile and fixture choices.
Do I need a permit for a bathroom remodel?
A like-for-like fixture swap and new tile generally do not need one. Moving the toilet, tub, or shower drain, replacing a concealed trap or vent pipe, adding circuits, or changing the layout does. San Jose treats concealed pipe replacement as new work. We pull what the job needs and close it out with inspection.
Can you convert a tub to a walk-in shower?
Yes, and it is one of the most common requests we get. It usually involves relocating the drain, rebuilding the floor structure under the pan, and waterproofing the whole assembly properly. If you are staying in the home long term, a curbless entry is worth asking about while the floor is already open.
Should I fix the ventilation while we are in there?
Yes. A lot of older bathrooms have no exhaust fan, an undersized one, or one that dumps into the attic instead of outdoors. Moisture with nowhere to go rots framing and feeds mold behind brand new tile. Fixing it while the ceiling is open costs very little; fixing it later means opening the ceiling again.
