Flooring is usually the biggest single line on a water damage rebuild, and the decision about what to save gets made in the first day or two, often before anyone has thought about how it will look when it is finished. Two questions decide it: how clean was the water, and how long did it sit.
- Category matters more than material. Sewage or floodwater contamination means porous flooring and pad come out regardless of condition.
- Tile usually survives, solid hardwood sometimes survives, engineered wood and laminate usually do not, and carpet pad essentially never does.
- The subfloor underneath is the part that actually decides your schedule, and it is the part most likely to be missed.
- Plan the transition line before demolition, so the finished floor does not read as a patch.
First question: what kind of water was it
The industry sorts water into three categories. Category 1 is clean water from a sanitary source, a supply line or a water heater. Category 2 is gray water with real contamination, like washing machine or dishwasher discharge. Category 3 is grossly contaminated: sewage, or floodwater that has crossed the ground.
For Category 3, the material question is settled before it is asked. Porous and semi porous flooring, carpet, pad, laminate, and usually engineered wood come out, no matter how good they look, because the contamination is in the material and not on it. Tile and concrete can often be cleaned and disinfected. This is not a restoration company upselling you. It is the standard, and it is the right call.
Material by material
- Carpet: the carpet itself can sometimes be saved from clean water if extraction starts immediately and it is dried in place properly. The pad essentially never is, and it should be pulled and replaced. Any sewage contact means both go.
- Carpet on a slab: harder, because the slab beneath holds moisture and has to be dried and verified before new pad goes down.
- Solid hardwood: the most salvageable wood floor, and the most patient. Specialized drying systems can pull moisture from beneath a wood floor over days to weeks, and cupping often relaxes as it dries. Once boards have crowned, buckled, or lifted off the subfloor, replacement is the realistic answer. Refinishing usually follows either way, and it should wait until the wood has fully stabilized.
- Engineered wood: a thin veneer over a plywood core. Once water gets into the core the layers delaminate, and delamination is permanent. Brief clean water exposure is survivable, standing water usually is not.
- Laminate: a fiberboard core with a photographic surface layer. Fiberboard swells irreversibly. Laminate that has been wet more than briefly is a replacement.
- Luxury vinyl plank and sheet vinyl: the material itself is generally waterproof, which is exactly the problem. Water gets underneath and stays there, since the flooring seals it in. Vinyl usually has to come up so the subfloor can dry, even when the vinyl is fine. Click together LVP can sometimes be lifted and reinstalled, glue down usually cannot.
- Tile and stone: the most survivable. Tile and grout tolerate water, though grout and setting bed can hold contamination in a Category 3 loss. The failure mode is the substrate: a wet plywood underlayment beneath tile can swell and pop tiles loose, and mortar can debond.
The part everybody forgets: the subfloor
The finish floor is what you see, but the subfloor is what decides the job. Plywood swells and delaminates. OSB is worse, it swells at the edges and does not recover. A concrete slab does not rot, but it holds and releases moisture for a long time and will fail a moisture test long after it looks dry, which will ruin new flooring installed over it.
This is the single most common shortcut in a rushed water damage rebuild: new flooring installed over a subfloor that was never verified dry. It looks perfect for a few months, and then the flooring cups, adhesives release, or mold shows up along a wall. Ask for the moisture readings on the subfloor before anything new goes down, and be suspicious of anyone who wants to install flooring the same week the fans came out.
The question nobody asks until it is too late: where does the new floor stop
Most homes have continuous flooring across several rooms. If the water only hit part of it, you have a decision. Patching in the affected area means an exact match, and exact matches are rare: dye lots change, products get discontinued, and an existing floor has aged in sunlight for years while the new material has not. A patch in the middle of a living room is visible forever.
The usual answer is to carry the new material to a natural break, a doorway, a threshold, a change of room, so the transition looks deliberate. It costs more square footage and it is worth raising with your adjuster early, since a defensible argument for continuity is much easier to make before demolition than after. Get this into the scope in writing rather than discovering it at installation.
